If accepted and you sign the tenancy agreement as guarantor for the tenant, you agree that your liability as guarantor will continue for the life of the tenancy whether it be fixed term or periodic. This means that once the initial fixed term agreement has expired and should the tenancy continue becoming a statutory periodic agreement, your liability as guarantor will continue for as long as the tenancy continues and the tenant remains legally responsible for the property. YOU ARE NOT SIGNING AS GUARANTOR FOR JUST THE INITIAL FIXED TERM (USUALLY SIX MONTHS). THE GUARANTOR MUST NOT HAVE ANY CCJ OR BE BANKRUPT. You further confirm you will seek independent legal advice as to the legalities and implications of signing as a guarantor.
